It Started With an Idea...

Our client, Mendel Fellig, set out with a clear vision: to elevate the luxury waterfront estate listing on North Bay Road, one of Miami’s most prestigious locations. They wanted to do this by enticing the developer to expand the design to include a larger pool, enhancing its appeal to potential buyers’ aesthetic and lifestyle aspirations. Additionally, they aimed to successfully market and sell the property prior to construction, generating excitement and securing pre-sale interest.

The challenge was to create highly realistic and luxurious visual representations of the future estate, capturing the essence of its water views, architectural elegance, and high-end amenities, so that potential buyers wouldn’t even realize the property hadn’t been built yet.

Tech to the Rescue

To meet these goals, we employed a combination of advanced staging techniques and cutting-edge visualization tools. Drone photography was used to capture the actual waterfront views, both aerial and from the water. We take every step to ensure we are creating the most life-like and accurate visualizations.

3D architectural modeling and virtual staging techniques seamlessly blended the designed home and landscape into these real-world images. We provided exterior 3D renderings of the house, interior 3D visualizations, and an aerial view of the property, ensuring all elements of the estate were represented in their full luxurious context.

The aerial view renderings sparked significant attention on social media, drawing a lot of interest from potential buyers.The property listing became a widely recognized and discussed example within the Compass network for how realtors should showcase luxury properties.This marketing approach elevated the profile of the listing as a trophy property, even while it remained off-market.
